Knight Frank is proud to join hands with Ballymore, the most design-aware, multi-award winning luxury residential property development company in Europe, to present their latest project Baltimore Wharf, an exciting development in the most supreme region that gathered attention from the world.
Baltimore Wharf represents the ultimate pursuit of prime location, supreme community and elegant contemporary lifestyle. Being the latest project from Ballymore, it is an iconic, ingenious residential masterpiece – a harmonious blend of different textures and styles. Floor to ceiling glass fronted apartments are structured around the Avenue, an expansive modern interpretation of the European boulevard: a serene inner space balanced by angular landscaping, with a line of sculptural black monoliths turned into liquid mirrors by a surface of constantly cascading water. Baltimore’s central boulevard, overlooked by private glass-walled balconies, stems from a seven-storey portal by the docks, a dramatic, geometric aperture with a constellation of stars from the northern skies glowing within its roof.
The Club at Baltimore Wharf accelerates the concept of the leisure centre. The Club has all the facilities of the most exclusive and lavish stylish private member’s clubs – a bar, private cinema with surround sound, high definition digital projection and plush reclining seating, interactive gaming room, pool tables, wet areas, a sauna, cardio suite, hydrotherapy suite, solarium.
The development’s architecture was performed by Skidmore, Owings and Merrill of Chicago. Their works have been honoured with nearly every major architecture award in the world, including Sears Tower in Chicago and the Lever House building in Manhattan – the most elegant, perfect skyscraper ever constructed. SOM’s design juxtaposes the low rise linear components with a stunning cylindrical high-rise tower that twists around its own axis; a shifting, hypnotic, rhythmical crystal, light and steel hourglass structure.
Seb Warner, Regional Director of International Project Marketing, Asia Pacific at Knight Frank is confident that Hong Kong investors will be excited about this project. He elaborates, “The central London residential market is the world’s most internationally desired market. With over 60% of properties sold to overseas buyers.” Baltimore Wharf is located in Canary Wharf, London’s most iconic financial district and one of the world’s most influential business development zones. Cross-harbour DLR station is adjacent to Baltimore Wharf while Canary Wharf is within just 10 minutes’ walk. Baltimore Wharf is 10 minutes from London City airport, with a 15 minute check-in for flights to 28 European cities and New York City. ”
Amous Lee, Head of International Project Marketing, Greater China at Knight Frank, says, “The development offers an ideal opportunity for those looking for an investment or those seeking a property for owner occupation in the very heart of the World’s Capital City. Canary wharf’s booming rental rates are up 12% and capital appreciation is forecast at over 30% in the next 5 years. The demand is great, but the new build waterside apartment stock is severely limited. With rents on the rise and supply still limited, a growing number of nationalities are looking to access London’s strengthening investment market, and this would appear to be a trend that will continue to grow.”
An open exhibition for Baltimore Wharf will be held at The Landmark Mandarin Oriental, Hong Kong on 2nd, 3rd and 4th September 2011. Studio suites, one, two, three-bedroom apartments, duplex and penthouses are on offer with prices starting from £249,000 (approx. HKD 3,167,000).
